MortgagePulse turns publicly available government data into clear, comparable affordability insights for every UK region — so you can see at a glance where your money goes furthest before speaking to a broker or making an offer.
What MortgagePulse is
We are a data platform, not a mortgage broker. There is no advice here and no product recommendation. Every number on the site comes from HM Land Registry or the Office for National Statistics — the same sources used by the BBC, the Bank of England, and major lenders.
The platform is built for first-time buyers, home movers, and property investors who want to understand the market clearly before making decisions. Core tools and data are free to use. Additional features may be available to registered users in the future.
Where the data comes from
All data is sourced from official UK government publications and updated monthly:
HM Land Registry — UK House Price Index
Average house prices, transaction volumes, and annual price change for every UK region. Published monthly under the Open Government Licence.
Office for National Statistics — Earnings and Affordability
Regional house price to earnings ratios, showing how affordable a typical property is relative to local wages. Lower means more affordable.
Bank of England — Base Rate
The current BoE base rate, used in the affordability calculator to give realistic monthly repayment estimates. Updated whenever the Monetary Policy Committee meets.
How affordability scores work
Each region gets a score from 0 to 100 based on a combination of house prices, price-to-earnings ratio, annual price growth, and market activity. A higher score means better overall affordability relative to other UK regions. The scores are recalculated each time fresh data is published.
Scores are meant as a quick comparison tool, not a definitive investment verdict. Local variation within a region can be significant — a regional average does not reflect every town or postcode within it.
Privacy
MortgagePulse uses privacy-first, cookieless analytics. No personal data is collected from site visitors, and no advertising trackers are present. If you subscribe to the newsletter, your email is used only to send the monthly update and can be removed at any time. Full privacy policy.
