1. Information, not advice
MortgagePulse.uk provides housing market data and affordability analysis for informational purposes only. Nothing on this site constitutes financial advice, mortgage advice, or investment advice under the Financial Services and Markets Act 2000. MortgagePulse.uk is not authorised or regulated by the Financial Conduct Authority (FCA).
Before making any financial decision, including taking out a mortgage, consult a qualified, FCA-authorised mortgage adviser. You can find one via the FCA Register at register.fca.org.uk.
2. Data accuracy
All data is sourced from HM Land Registry, the Office for National Statistics, and the Bank of England. These sources are authoritative but may contain errors, revisions, or delays. MortgagePulse.uk makes no warranty, express or implied, as to the accuracy, completeness, or timeliness of any data displayed.
Regional scores are computed using a normalised composite model (see About). They are illustrative indicators, not definitive rankings. The scoring methodology may change without notice as new data or model improvements are introduced.
3. Affordability calculator
The affordability calculator uses simplified assumptions (4.5x income multiplier, current BoE base rate, standard stress test). Results are estimates only. Actual mortgage affordability assessments are conducted by lenders under FCA-regulated processes and will differ based on your credit history, existing commitments, property type, and lender criteria. Do not rely on calculator outputs as a basis for making a financial commitment.
4. Intellectual property
The MortgagePulse.uk site design, scoring methodology, blog content, and editorial commentary are copyright MortgagePulse.uk unless otherwise stated. You may share individual data points or short quotes with attribution and a link back to the source page.
Underlying government data (HPI, ONS, BoE) is licensed under the Open Government Licence v3.0. Contains public sector information licensed under the OGL v3.0.
5. Affiliate links
Some blog posts contain affiliate links to mortgage comparison services. If you click an affiliate link and purchase a product, we may receive a commission at no extra cost to you. Affiliate links are identified with a disclosure statement at the top of any post that contains them. Commissions do not influence editorial content or data.
